If you could invest 35k-65k dollars to start an offline business, what business would it be?

Assumptions:
1) Nothing illegal/immoral
2) Nothing that requires a medical license or legal degree
3) Local area (75-100 mile radius)

    I've always thought I'd like to have a gourmet coffee/tea shop. Not a Starbucks. I lived close to a local gourmet coffee/tea shop that had real atmosphere, a china cupboard that you could go pick out a coffee/tea cup to use in the shop, a fireplace in the winter, an outdoor area with a winter fireplace ...

    That place was really a well loved local hangout. It felt good to be there and was a great place to meet your friends or business associates or just go for a great cup of coffee.

      sbucciarel, i know exactly the type of place you describe, love the character of small coffee shops.

      Ther's a pizza joint like that here, the guys who owns it has a cult following...myself included! Unbelievable crust, locally grown veggies...simply awesome.

    Dude in my area put that into a Water Damage Restoration business.
    Most all of it went into the dryers/fans, and equipment stuff.

    Don't laugh, told me he gets 3-5 deals a month, all goes thru H/O insurance
    on ave $5-$10k each.

    Has had zero issues with his bills getting paid, typically net 30 direct from
    Insurance company.

    Busted water heaters, toilets that break, broken Washer hoses. Pretty common,
    who knew...?

    Then he says he gets side business from it - carpet cleaning, mold testing, even
    referral fees when he gets a Contractor in for any tear-out/rebuild.

    License to print money, relatively low overhead.

    I find the trouble with small shops like this is they depend on the owner providing the charisma. Lot of time and work to get them going.

    We had a similar tea shop in a small town and people came from everywhere and then he sold it and within 12 months it was pretty well dead.

    The guy moved into selling jewelry and again it thrived then when he sold it 12 months dead.

    I have quite a few wealthy friends in up market house reno industry nothing under a million +, cleaning products, office headsets etc.

    They all have that charisma that just brings in the clients so I think you can make a go of any business if you have the right attitude and people around you.
