I created a website over a year ago for "city" optometrist. I tried my hand at SEO with Angelas backlinks but it began to seem like work with little results (made it to the middle of page 2 for "city" optometrist) so I moved on to the next project

Fast forward to today and with the help of an SEO wso the site is now on page one of Google, Bing, and Yahoo! for "city" optometrist and "city" optometry.

My original plan was to do the rent a site with this but now I am wondering if I should sell it and maintain the search engine ranking.

What would you do, sell it or lease it?

BTW the site was averaging 38 unique visitors/mon but has more the doubled this month

    Thanks,

      Hi Ray,

Absolutelee's Offline SEO Rebellion. It was pretty easy to get done and I only implemented part of it to get the results.

      Regards,
      Gregg

The same WSO that gave me my kickstart, I have a few SEO clients now and it started with that WSO. Lee is a good guy to, we talk a lot.

Have you thought about leasing ad space, and maintaining it, then just use it to grab other clients as "this is what I did with my own site, just because, imagine what I can do with your site as my client, I can only work with 1 of you."

At the same time (in my mind), selling it off, offering to maintain the services on the SEO and do their current SEO, offer them multiple top page listings! "We can have you take up %20-%30 percent of the first page organic results with two sites, 1 is already ranked" tell them you normally sell this site for $997 (already ranked) and charge $797 for a set up fee for SEO.. and charge $x amount/month (let's say $497) so for two it would be usually be $994/month, but I will do it for $997for the site/set up fee (get the site, get the set up fee for your site free), for your current site, with 797 a month (whatever you decide).

If you do it right you could walk away with over 1k in your bank, and something lucrative monthly!

There are a thousand ways to skin this cat!
        get it!

I am in the same exact position, I have ranked a "chiropractor + city" and "city + chiropractor" - the only thing is , the site isn't very pretty, just a simple 3 posts blog set up on a .org .. I did it as a confidence booster, it took me about 30 days to get it to the first page for those terms with minimal work on my end. Now, just trying to figure out what I want to do with it

You could easily a nice amount for that site + recurring work for SEO + work for their current site.

When you target local search terms correctly you usually dont have to do much if any backlinking because the competition is still stuck on old school SEO tactics.

It all starts with choosing your local search terms to target wisely.

As far as leasing or sell it?

Personally I rather own the site and lease it out.

You can always change some of the basic info to match their business and if they stop paying you, you can switch it out to the next client.

I have sold site before, but I still offer them my monthly service to keep it on the first pages of Google and the search engines.

Its all about the recurring income or you will always be chasing a paycheck every month.

I haven't done this myself but what Dan says makes sense as you can get a reoccuring income with just maintaining the site and if they cancel your income isn't lost.

If you do just SEO for someone and you get them to rank and they cancel there goes your paycheck. And this will happen...this much I know from experience.
