Help Generating Calls

I built a lead gen site with a virtual number and am using Facebook traffic to the site, but so far have not been able to generate any phone calls. I know my call to action isn't great but just wonder how I could improve it. Call to action is call for free consultation.Current Niche is Mortgage Brokers. Any general suggestions? If someone is willing to help I will PM my lead gen site for critique. Thanks in advance.

    Do you think that placing a video on Tips for Finding the Right Mortgage Broker on the lead gen site would help.

      The free consultation makes me think you're after homeowners not real estate agents or investors. (As a loan officer/mortgage broker, I'd much rather get calls from real estate agents: repeat business.)

      I don't know how you present the free consultation, but, usually, a free consultation in the mortgage business doesn't work.

      A lot of homeowners need one, they know it, but that's not the way to sell it.

      If they are convinced that they have a slim chance of getting a mortgage (or if you convince them of it) on their own, you can get them to give you a call so you can tell them how to get ready to apply and not be turned down.

      You also have the issue that a lot of people don't really know what mortgage brokers really do, that a lot of people assume that you go to your bank and you get a mortgage loan. If the bank turns you down, that's it.

      I don't know about Canada, but in the US you have
      conventional mortgages, which come in 30 years, 25, 15, 10, 5/1, 7/1, 3/1
      jumbos, which do the same
      FHA, VA, Reverse (Government insured loans), which do the same, plus they have variations such as 203k, 203k full, streamlined and not streamlined.

      Each with it's own set of rules, limits and limitations.

      Homeowners don't know about most of that. But they know some... Figure out what's the some they know, and add a lot of info about the rest, in bite size posts, in long posts, and along the way, suggest that, maybe, it would be better for them to talk to you/your mortgage broker directly.

      Because choosing a program is based on you/your broker knowing some very precise information. You change the income from 3,200/month to 3,198 and, sometimes, it cannot be a conventional loan anymore, DTI (debt-to-income ratio) limits won't allow.

      Then there are bankruptcy, foreclosure, deed-in-lieu of foreclosure, etc...

      The "trick" is to present enough information in an easy to understand way that they can see mortgage brokers are a better choice than just running to their bank.

      Instead of a call for a consultation, I'd offer request to view videos/or download pdf on various aspects, emphasis on
      qualifying for a mortgage
      qualifying for a mortgage if you have bad credit
      qualifying for specific mortgage programs
      qualifying for a mortgage after bankruptcy

      and the 'call me for a free consultation' would be at the end of the videos/pdfs.

      Here, in the USA, there are Reverse mortgages. They're meant for people over 62 who have a good chunk of equity.

      They've been badly presented from the beginning (and, in the beginning, badly put together).

      A video/pdf explaining what they are and who they're for would be good, but not enough. By and large, people are afraid they're losing their house for sure if they get one.

      But they don't get the benefit... You may end up without a house, 1 year after you're dead, and in the meantime, you don't pay any mortgage payment.

      So, your video/pdf would explain what they are, who they're for. But, mostly, would run scenarios that show what happens if
      you can't pay property taxes
      if house values go up
      if house values go down by the time you're done living in your home
      from the point of view of the older people
      from the point of view of the kids who inherit or would have inherited

    Yeah... "free consultation" means nothing nowadays since everyone offers a free consultation.

    Bear with me here on this train of thought:

    Having a Mortgage Broker is maybe the "necessary evil" people have to endure to get what they really want. But if they had their way, they'd just go get what they want without having to deal with anyone in the middle, right?

    I mean, if you could buy a car without having to deal with sales people and sales managers and finance managers, you just might prefer that, wouldn't you? If you could put in a new kitchen without having to deal with home contractors, house inspectors, plumber and the electrician, you would.

    My point is, the people you want to reach are not in the market to find a mortgage broker.

    They're in the market to get something for which they need the assistance of a mortgage broker.

    So what is it that the populace would like to have if they could bypass the mortgage broker to get it?

    ...which raises another interesting angle.

    Namely, have your lead gen segmented into different niches. Leads for the reverse mortgage niche. Leads for the bad credit niche. Etc.

    Thanks for the suggestions misterme and DABK, was unable to log on to WF or would have responded sooner. I really like the part about my target is someone who doesn't even know they need a broker. I knew that, and my FB ad was based upon that but the Free Consultation definitely is not. Paused my ads to rework the call to action. And have different pages for different mortgages. What would probably work the best then, would be to have a separate ad for each type of mortgage going to its respective page on my lead gen site. Thanks for the clarity.

    The banks can only offer their own loans, a mortgage broker has access to dozens of banks and non-bank loans. So you need to get that message across. Perhaps a headline something like:
    "How to Rob Banks... Legally. Talk to a Local Mortgage Broker"
