Best exit pop up

I'm looking for a good exit pop-up software or script. Can anyone give any suggestions?
I'd like to use it to squeeze an opt-in when someone tries to leave the page.
Also, I'm not really sure how to do the pop-up so a tutorial or tips would be welcome.
