Approx how much is my Adsense/Affiliate site worth?

I am curious... I have been building different adsense and affiliate sites for a while now. But I am at the point where I would like to sell them to focus on a new larger project.
Anyway, here's the scenario:
The site I am talking about selling is for a very competitive niche and keywords I would say with 433,000,000 google results. I have recently built about 4,000 backlinks for this site, with about 500 getting indexed right away, and the site has recently jumped to about the 3rd page in google search results.
I monetize the site using adsense (I get about .70 - $1 per click) and also through an affiliate that pays $20 per referral, which I have been getting a lot of recently (2-4 per week).
I truly believe that If I had time to continue to build links and get to the 1st page in google that this site could bring in a very good income, but anyway, I am curious what this site would go for now if I decided to list it on flippa or somewhere else?
