...you find a keyword with local exact monthly searches in excess of 8000 but $0.00 for CPC?? Is this some 'too-good-to-be-true' hidden gem, or a waste of time??

Thanks!

You don't really think Google would allow a $0.00 click on Adwords do you?

    Must be a non-buyers keyword?

I don't think they would give away an adwords keyword for free.

Oh no sry I meant as in targeting this keyword for an affiliate product and creating a mini-niche site around. Would it be a good idea to try and rank for that or is it something you'd want to steer clear from for some reason?

If you are just spending a few bucks for the domain and creating a quick page, why not just try? If the page gets real traffic, create a unique product yourself for it and bank some cash!

See what Google tells you on the competition number is for this keyword. If a lot of other sites are looking for that keyword, then it probably is worth going after, especially if there are AdWords on the SERP. But don't rely too heavily on Google's numbers as they lie.
