    Exact criteria:

    - It must be profitable.
    - It must have a decent number of monthly searches.
    - It must be easy or not too difficult to rank for.
    - It must make sense (i.e. shouldn't be a misspelling)

When I do keyword research, I use "Longtail Pro" software to check my keyword's global/local search volume. It doesn't make sense to build a niche website with keywords that only gets 20 searches a month.

Make sure to analyze the competition for your exact keywords as well, meaning check Google's first page for the keywords. You can also use "Market Samurai" software.

Google keyword planner is a great place to start. Put together a list of keywords, look for decent LMS, medium to high comp for AdWords, low competition in top 10 of Google.

Use something like moz open site explorer or majestic to evaluate the top 10 listings on Google for your list of seed keywords. It can be tedious work and there are no real shortcuts. Tools like longtailpro and moz keyword difficulty tool can help speed things up a bit, but you really need to evaluate the metrics yourself. There is some debate as to which metrics to use, but PA, DA and PR are good to start with. If you find low PR pages with low PA and DA in the top 10, you can likely outrank them with some good link building.

People use different words when they search for online content. These search terms are called keywords.Keyword research tools can help you discover topics that people are currently searching for that are related to your expertise. Use this as a springboard to launch another 25 articles that are each 400-750 words and relate to the topics your potential audience is searching for. Provide articles that answer the readers' questions in their search query.Popular Keyword Research Tools:Wordtracker: generates keywords for search engine and website optimization.Keyword Research Tools from Wordtracker Discovery: compiles keyword search stats from worldwide search engines.http://www.keyworddiscovery.com/Goodkeywords: downloadable freeware that queries a number of popular search engines to identify good keywords.http://www.goodkeywords.com/Google Alerts: email updates of the latest relevant Google results based on your choice of topic or keywords.http://www.google.com/alertsGoogle Suggest: as you type in a keyword, Google offers suggestions and shows the number of results.Google "Yoga" when entered into Google Suggest tells me that I should write articles about "Yoga Journals" or "Yoga Journaling".Key Insight: While you may be tempted to write only about the most popular topics, also remember that these topics have the most competition within the search engines--meaning, you are fighting against hundreds or thousands of competitors to get the attention of the market to your article.Perhaps a better strategy is to focus on the middle to lower "tail" of the market by looking at the 50th-200th most popular keywords or phrases from your keyword research and use them as your basis for your next set of articles. There will be less competition for the 'long tail' than the short list of most popular terms and key-phrases.Tip: Look at how your niche keywords may intersect with a holiday or current event. It's a great way to pick up current interest traffic!

Proper keyword researching has become a complex task. Nowadays, if you check your visitor stats on statcounter or any other website tracking service, Google doesn't even show you the keywords that your own visitors have used to find your website/page (if that visitor is logged to gmail, youtube, google+. etc). Google recently took this measure to help protecting the privacy of their users. I recommend using drop-down suggetions keywords combined with Google Keyword Planner Tool for an effective keyword researching campaign.

    Hope this helps..
    Cheers!

While doing keyword research you need to keep a couple of things in your mind. If your site is relatively new, then you should go for targeting those keywords which have less competition. Go for medium to high competition only if you have an authoritative site. By authoritative, I mean good DA, PA and PR. Check the monthly searches for the keywords to find out whether investing in a keyword is profitable or not.
