Building A List Using PPC

I've never bothered to build a list in any niche before, I've always just had a landing page aimed at getting the prospect to buy.
But for more competitive niches I know I should probably be building a list.
I have heard that conversions using PPC as your traffic source are pretty poor though.
What are some of your conversion rates?
And any tips and tricks you care to share about list building via PPC?
