    A word of advice. Pick a CMS Platform and find a designer to design on top of that platform. This may require a graphics designer and a coder.

    The reason you want to do this is simple. Custom work may or may not turn out the way you want it to. But if you don't get what you want and have to hire a different person you lose everything.

    Develop for a CMS like Drupal or Joomla and you can find new people to step in and pick up where you left off.

    Make sure you get in your agreement the rights (and files) to the source code you develop, afterall you are paying for it.
