How do you know if your product will make sales???

I'm in the middle of putting together a great membership for Site Flippers, basically a tool that will make the whole business a hell of a lot easier.
My problem is, I need to make a decision between investing a lot of hours developing the tool, or continuing taking web design clients. Frankly, I need money, but if this software is accepted and loved by the market then this could be a great opportunity.
What is the best way to see if I'm going to get sales with my software membership?
