2 Offers on the Same Postcard

Hi;

I help real estate agents find interested home buyers and sellers. These are 2 distinct types of prospects.

I'd like to be able to market to them both on the same postcard in order to save on mail costs. The idea is to split the card in half:

I've heard it's bad policy to have more than one offer on the same mailing. Is this because it 1) Confuses the prospect or 2) Because it makes you look like someone who's trying to grasp at everyone?

If the issue is confusion, I may be able to get away with this because the card would show 2 clearly different offers to 2 clearly different groups of prospects.

    Could you do one on each side? Or maybe have one upside down to the other (ie. both facing outwards from the center of your postcard to show a distinction. Generally I'd certainly say it'd be better to do two mailings, but I know how much those things cost!

      Excuse me...just saw this as I was passing thru so I'd like to toss in something from my experiences;

      EXample: Let's say I have 2 Restaurants who've given me permission to put in one of my Ad Programs in their restaurants;

      I go to a prospect and tell him he can have his choice of;
      1 Restaurant at X$ (ex: $200)
      or
      BOTH restaurants at 1 and 1/2 X$ (ex: BOTH for $300)

      Well....the prospects see the "$300" and would LIKE to do BOTH....BUT they then realize the $300 is TOO MUCH for them so....they DON'T DO ANYTHING!

      So....since I "learned my lesson" years ago....if I show a potential client he can have his choice of THIS or THIS or BOTH....when he sees how much BOTH will cost him and he realizes he CAN'T AFFORD BOTH...or Doesn't want to Pay for....BOTH....HE DECIDES TO MAKE A DECISION TO....NOT DO ANYTHING!

      Thus....since I "learned my lesson"....when I have 2 possibilities with choices of;
      1) Take 1 for X$
      2) Take Both for a discount

      they usually opt to "OPT OUT"!

      So....when I now have 2 or more choices, I ONLY OFFER A PRICE ON ONE for X$....then AFTER I get clients/customers to BUY....I then show them my OTHER choices....at a discount because they already bought.

      And....one more cliche to remember;

      IF YA CONFUSE 'EM YA LOSE 'EM!

      It's called "Sales Psychology"!

    It's always worth a shot.

    You could add "Are you a home buyer"? to one section and "Are you a real estate agent"? on the other section.

      Good idea jrod. And people are well aware that real estate agents deal with both buyers and sellers so I don't think it'd be as problematic as offering 2 pitches in another biz field.

    Why would you purposefully want to provide any distraction to a group you're presenting your offer to by having a message right there intended for a different group? To save something on mailing and printing? Do you think they may be pennywise and dollar foolish?
