What to use an empty barn for? (Monetizing)

I hope I post this the right place!

My old man's got a barn he's not using. Right now the local museum is borrowing some space for some of their stuff because they are fixing up the museum, but that's it (it only takes a small part of the space anyway).

I figured it would be good to make some money off of it, even if it's little; better to make little than nothing, right. The building is in good condition, insulated, no water leaks etc (would work good as storage for a webshop).

We used to have pigs in there, but we sold the last pig several years ago and the whole thing was washed and it's pretty clean (just a little dust). The main room is about 220 m2, and about 2.4 meters under the roof.

The biggest problem is that the farm is located on a place that is 30-40 km from the nearest cities (3 of them), and there's not a lot of people living around here.

I have several ideas, but my father doesn't want to have to spend a lot of money to get something up and running, especially if he's just going to make $10k or even less a year renting out storage. It will however not be free to get something going, but it shouldn't cost too much.

So, does anyone here have a suggestion as to what we can use the building for? Some of the suggestions have been tire hotel (not enough people living around here, and those that do have enough space themselves; if doing this one should also offer tire change, rims etc), rent out space for caravans etc (but we don't know if the floor can take the weight (we're talking about the top floor; there's a basement underneath), storage for webshop or regular shop, rebuild it into a horse barn and rent out space to people with horses (but not too many horses around here, and those that have one have space on their own),

I'm open for suggestions!

    Hi there,

Why not do something with local schools where they bring the kids out for "a day in the country"? Usually, they'll do a morning, or afternoon and kids get to wander around and step in poop and get out of school. Plus, parents will pay for the trip and you get a cut.

Sure, that's only three schools, but it's an idea,

    All the best,

    Sasha.

If you consider doing this, or anything in regard to having people on your property, you better check into liability insurance.

The last thing you want is for someone to fall down, get hurt, then be sued. I realize you don't live in the US so people may not be as "sue happy" there than here. However, it's still something you should look into.
