Latent Semantic Analysis (LSA) or Latent Semantic Indexing (LSI) is a technique in natural language processing, in particular in vectorial semantics, of analyzing relationships between a set of documents and the terms they contain by producing a set of concepts related to the documents and terms.

Latent semantics refers to the relationship between keywords that are related, but don't necessarily contain similar words. For example, "weight loss" and "lose weight" are related, and it is easy to see why as they contain similar terms. However, with LSI you can also find other keywords like "diet" and so forth that don't contain similar terms, but are still related to the original keyword. This is how Google finds the theme of site to be use with AdSense.
